1. Reservations & Payments

1.1 Booking Requirements

• All guests must be 18+ to book (children welcome with adults)
• Valid government ID required at check-in (Passport for international guests)
• 100% advance payment required for:
  • Peak season (Dec-Jan, Apr-May)
  • Special event periods
  • Group bookings (5+ rooms)

1.2 Payment Methods

We accept:

• Credit/Debit Cards (Visa, MasterCard, Amex)
• Bank Transfers (must clear 3 days before arrival)
• UPI (Indian guests only)
• No cash payments above ₹200,000 (per RBI regulations)

2. Cancellation Policy

2.1 Standard Bookings

• Free cancellation up to 7 days before check-in
• 50% charge for cancellations 3-6 days prior
• No refund for cancellations within 48 hours

2.2 Non-Refundable Rates

• Discounted rates (marked "Non-Refundable") cannot be canceled
• Date changes permitted with 72hr notice (subject to ₹2000 fee)

2.3 Force Majeure

In cases of natural disasters, political unrest, or pandemics:

• Full credit for future stay (valid 12 months)
• No cash refunds unless required by law

3. Guest Responsibilities

3.1 Property Damage

• Guests are liable for willful damage to property
• ₹5,000 security deposit may be required for:
  • Wedding/event bookings
  • Pets in designated rooms

3.2 Conduct

• Quiet hours: 11PM-7AM (strictly enforced)
• No outside food in restaurant areas
• Smoking only in designated zones (₹2500 cleaning fee for violations)

4. Resort Facilities

4.1 Spa Services

• 24hr cancellation required or 50% charge applies
• Medical conditions must be disclosed before treatments
• No service for guests under 16 (except special children's treatments)

4.2 Pool & Activities

• Use at own risk (lifeguard on duty 8AM-6PM only)
• Proper swimwear required (no street clothes)
• Reserve equipment (bicycles, trekking gear) 24hr in advance

5. Data Protection

As outlined in our Privacy Policy, we:

• Collect necessary data for legal compliance (Karnataka Tourism Act)
• Retain booking records for 5 years as per Indian tax laws
• Never share payment details with third parties

6. Governing Law

These terms are governed by Indian law. Any disputes shall be resolved in Chikkamagaluru courts.

7. Amendments

We reserve the right to update these terms. Continued use constitutes acceptance.
